New affordable housing begins in OPIC Makun City

Under the scheme, prospective subscribers have the opportunity to buy their choice homes as low as N4.899 for a bungalow with an option of completing it to their taste.

Located near the OPIC Makun City scheme on Lagos – Ibadan Expressway, the Cranbel Court sits on about 3,700 square metres of land (10 hectares) on a serene haven and in the warm embrace of nature about five minutes drive away from the Redemption Camp.

The scheme offers an off-plan sales with 200 units of two bedroom semi-detached contemporary designed bungalows interspaced with other house types like the apartments, terraces and semi-detached duplexes.

The Guardian learnt that prospective subscribers will provide their roofs, exterior plastering, exterior plastering, external painting (first coat), house separation fence, perimeter fence, external works, windows doors, burglary proof interior plastering, wiring , bathroom and kitchen wares, conduit, taps , electricity bulbs as well as provide boreholes and septic tank for themselves.

After the initial purchase price, prospective buyers are expected to pay five per cent of the purchase price as legal fee, N210,000 as survey fee, N1.2 mllion as developmental levy payable alongside purchase price of unit, while house delivery for outright purchase is put on four months and six months from date of final payment for installment purchase.

The Cranbel Apartment is a distinctive blend of aesthetics and functional architectural spaces, with each unit is apportioned with 2 en-suite bedrooms, living room, guest convenience, balcony, kitchen and pantry.

Each home is also ideally positioned to enjoy its one parking spots. Visit to the site further revealed massive construction with the developers promising to deliver 20 units of the affordable and exquisite homes out the expected 200 units of bungalows.

The estate also have five house categories, which are four bedroom (fully detached), three -bedroom (semi detached), three bedroom (fully detached) bungalow and two bedrooms (semi detached) bungalow respectively with each having a tucked in boy’s quarter .Sources said, demand has exceeded available houses in the neighbourhood thus recording an increase in value of houses and rental income above 100 per cent within a year.
