Communication is key to mitigating flood risk in Nigeria’s real estate – Expert

Amid growing concerns over flood risk management in Nigeria, a leading expert in the field, Dr. Abiodun Kolawole Oyetunji, has emphasized the crucial role of effective flood risk communication in guiding investment decisions and reducing vulnerability to environmental risks.

According to Dr. Oyetunji, “Flood risk communication is critical in safeguarding individuals and properties from disasters by conveying the severity and likelihood of risks, as well as the measures that can be taken to mitigate them.”

In his recent study, Dr. Oyetunji investigated the impact of flood risk information and communication on residential property investment decisions in Lagos State, Nigeria. The study revealed that while investors are aware of flooding, there is a varied opinion on who should be responsible for flood risk communication.

Dr. Oyetunji noted, “Effective flood risk communication can play a critical role in guiding investment decisions and reducing vulnerability to environmental risks. However, there is no consensus on the best approach to adopt, and the communication of flood risk is difficult to execute.”

The study highlighted the need for tailored communication strategies, especially in developing countries like Nigeria, where climate change and urbanization heighten flood risks. Dr. Oyetunji emphasized, “Risk communication should inform people about their threats, and it is essential to raise awareness through effective communication of risk.”

Dr. Oyetunji’s research has important implications for environmental risk management, urban planning, and disaster resilience. He urged governments to prioritize comprehensive risk communication strategies that encourage resilient investments and support climate resilience.

In his words, “Property investors should understand and discover the best approach to communication of flood risk that works for them, as they are the ones investing their capital sum. No size fits all, and a suitable communication method will be dependent on the choice and experience of the prospective investor.”
