MAAUN’s presence in Kano’s Hotoro triggers surge in property values, local economic growth

The opening of Maryam Abacha American University of Nigeria (MAAUN) in Kano State’s Hotoro GRA has led to a significant increase in land prices and a broader economic impact on the surrounding area. Estate surveyors and valuers have attributed the rise in property values to the university’s establishment, which has brought increased demand and development to the community.

One land agent, Muhammad Najume, explained that the surge in land prices began shortly after the university commenced academic activities. According to Najume, a plot of land that was valued at N20 million in 2023 now sells for about N150 million or more, indicating a substantial increase within a relatively short time. This rise in prices is also impacting neighboring communities like Kawo.

Another agent, Mallam Isa, highlighted the significant increase in rental costs due to the demand for housing from students and university staff. Houses that previously rented for around N500,000 now command as much as N3 million, with many buyers renovating older homes to serve as hostels.

Beyond the real estate market, the university has brought various benefits to the area. Musa Okuri, a resident and house owner, pointed out that MAAUN’s corporate social responsibility (CSR) has resulted in community improvements, such as the renovation of a local secondary school. He added that the university’s presence contributes to regional development by boosting the economy and fostering urban growth.

Business owners in Hotoro GRA are also experiencing a surge in business activity. Usman Yahaya, who operates a Shawarma and Burger stand, noted the increase in security and customer traffic, leading to greater profits. Similarly, Ibrahim Haladu, who runs a provision store, mentioned the boom in business and new employment opportunities resulting from the university’s presence.

Students at MAAUN also shared their positive experiences with the university and the surrounding environment. Haruna Tijjani Kwa, a Business Administration student, described the university as conducive to learning, while Umma Salma Auwal Muhammad, a Law student from Maiduguri, praised the qualified lecturers and the welcoming atmosphere.
