Lagos identifies major cause of building collapse

Lagos State Material Testing Laboratory (LSTML) has said the circumvention of established protocols of materials testing is a major contributor to building collapsing in the state.

 
Also, LagosHoms has presented exit certificates to mortgagors, who have completed their payment after 10 years. The General Manager of LSTML, Olayinka Abdul, stated, yesterday, that she felt it had become imperative to discuss the alarming rise of sharp practices by some residents against materials testing protocols.
 
According to her, with Lagos rapidly developing, there is equally an urgent need for rigorous standards, testing processes and procedures.
 
“Our agency is entrusted with ensuring that the materials used in these projects meet the highest standards of quality and safety. This unique responsibility cannot and must not be compromised as it concerns the safety of lives and property.
 
“Regrettably, however, we have observed an increase in sharp practices, where certain individuals and groups have attempted to circumvent the established protocols of materials testing. These actions not only threaten the integrity of construction projects but also endanger the lives of citizens who rely on safe and durable infrastructure,” Abdul stated.  She said some of the most concerning practices the agency had encountered included intimidation and pressurising of its personnel.
 
“There have been instances where individuals have sought to manipulate the testing process through intimidation and pressuring our personnel to overlook critical tests or to falsify results. This is not only illegal but also an attack on the ethics of our profession.
 
“There have been tampering with samples. We have encountered cases where samples of construction materials have been tampered with before testing. This deceitful practice undermines our efforts to ensure that the materials are safe and suitable for use,” Abdul stated.
 
She added that with the topography of Lagos, being majorly riverine, having unique challenges and peculiarities such as soil salinity, waterlogging and erosion in most areas, by testing materials, “we can identify those that are best suited to withstand the demanding conditions present in these environments, ensuring that our structures are durable and sustainable as built.”

THE LagosHoms mortgage scheme allows individuals to own a home on a rent-to-own basis with an initial deposit, and the balance spread over 10 years. The exit certificate indicates that the mortgagors have completed the payment and can take full ownership of the home.

Certificates were presented yesterday to the first set of beneficiaries, who joined the scheme in 2014. Governor Babajide Sanwo-Olu commended the mortgagors for not defaulting throughout the 10-year mortgage period.

 
According to him, LagosHoms has, in the last 10 years, been instrumental in delivering affordable housing solutions through the provision of over 10,000 housing units to low and middle income families.
 
Sanwo-Olu added that the government initiated and completed numerous housing projects across different parts of the state, including Iponri, Surulere, Igando, Lekki and Ikorodu.
  
This initiative, he noted, has helped reduce the housing deficit and provided more affordable housing to the people.
 
“Owning a home is a dream come true and I am proud that our administration has been able to support you in realising this dream,” he told the mortgagors.In a surprising move, Sanwo-Olu named the Ilupeju Housing Estate after the father of the Deputy Governor, the late Muftau Hamzat.
 
The Deputy Governor, Obafemi Hamzat, thanked the governor for the gesture, noting that for people to own a home, “mortgage is the way to spread prosperity”.
General Manager of the Lagos State Mortgage Homes, Bayowa Foresythe, thanked Sanwo-Olu for supporting the agency.
 
According to him, 20,000 residents have benefited from the mortgage scheme, with 20 housing estates opened in the last five years. “LagosHoms is committed to providing affordable homes for Lagosians and putting smiles on the faces of the people,” he added.
