FOLLOWING the major success recorded in selling out all the housing units in Diamond Estate Phase 1 in Lekki, Lagos State, Femab Properties (a subsidiary of FEMAB Groups), a notable real-estate development firm, has launched Diamond Estate Phase 2 that is already attracting attention from buyers.

The phase II project has been strategically sited close to the lekki locality. It consists of 151 housing units sitting on 25 acres of land in a well-planned environment.

Sited in the fast developing Sangotedo Area in Lekki – Epe Axis, Femab’s Diamond Estate phase II is within driving minutes from the new Lekki free trade zone. The estate is a 25 hectares tract of land located within the same area with many reputable housing estates. A well-organised planned neighbourhood with perimeter fence and gate manned by armed and other security outfits is a few minutes drive from Victoria Garden City and Pan African University.

The first phase is about 284 housing units of different designs and house types. These include Monarch, a 4-bedroom detached house; Flagship, a 4-bedroom semi-detached house, Arcadia, also 5-bedroom detached duplex; Ecstasy, a 5-bedroom detached house type and Grand Royale, a 4-bed bedroom semi-detached house.

The second phase was fashioned the same way like the completed phase 1, which currently has both the fence, drainage and road network simultaneously ongoing.

Although, all the house types, except Grand Royale are designed to be completed in shell form; a decision that allows clients to do the finishing, especially, the interior décor, kitchen facilities and other equipment to meet their tastes. Only Grand Royale is a completely built house type.

The house types have the following features: for instance, while Monarch has entrance terrace, ante room, main lounge, guest bedroom, master bedroom family lounge kitchen, store laundry and walk-in closet, Flagship was designed to incorporate entrance porch, anteroom, guest room toilet, main living, dining guest room and toilet, including kitchen and store, while the first floor also designed to similar facilities.

The Arcadia, Ecstasy and Grand Royale were also provided with similar facilities, with little variations where necessary.

Speaking during the tour of the estate last week, Messrs John Adedapo Moronfolu, the senior architect/project coordinator, FEMAB Properties and firm’s Head of Estate Agency, Mr. Saheed Amusa, listed the infrastructure in the estate to include paved road networks, power supply, central water supply, green areas, covered drains, street light and beautiful landscapes.

Others are estate recreation centre, guest/club house, shopping mall, clinic/ primary school and gymnasium with swimming pool.

They also listed their bankers to include First Bank, Diamond Bank and lately, Fidelity and Zenith Banks.

Speaking further on the project, the Group Managing Director, FEMAB, Mr Biodun Aguda, who called his firm’s philosophy as “Creating Realty value in property and places”, said Femab, a wholly indigenous company which made its debut in the competitive Nigerian Real Estate sector in the year 2000, has, since inception, has grown in considerable leaps and bounds.

This he attributed to their approach, which is centred on a dream of providing effective and efficient housing solutions tailored to improve lives.

“A good real estate company doesn’t just disappear once the closing papers are signed, but our hard work is centred on building beautiful investments for all who subscribe to homes from Femab properties. We are in the business to provide efficient and functional services and that is what you see all around”, he said, adding that positive expansion and growth over 14 years has seen the firm establish subsidiaries. These are Alliance mortgage consortium Ltd., Shelter first and Associates Ltd, Crystal blocks and concrete Ltd. These companies collectively make up the Femab Group.

He also said that Femab group has gotten to where it is today because they have used every single opportunity they have had as a springboard to vault to the next level.

After participating and delivering a few projects in lekki and Ikorodu, Femab properties burst into limelight with the exciting Diamond Estate phase 1 Project in Lekki.  The success recorded in this estate brought to public limelight the quality of work associated with Femab properties.

Aguda stated: ”We even had the honour of having one of our houses being selected by First bank Nigeria as a prize for one of their customers in the “First bank Save and win promotion in 2014. It was a proud moment and a seal of approval that the work we do is being recognised in the right quarters. As a result we started rolling the wheels to double on our efforts and now you can see that we’ve now added the Diamond Estate Phase 2 and the Deluxe Crestville Estates to our list of high profile projects”.

Besides, he said Femab believed in “Beautiful investments and building relationships; Converting Transactions into relationships. For those who are particular about the living environs, Diamond Estate Phase II is a significant upgrade on the flagship estate in Diamond Estate Phase I and has even more facilities than the latter”, said Aguda, promised that the estate is to have its own central gas supply system, fast internet facilities, treated central water system, estate security and control systems, amongst other ultramodern living facilities.

The houses come in moderately priced luxurious units that include 4 bedroom detached duplexes, 4bedroom Bungalows with pent houses, 4 bedroom terrace houses, 4 Bedroom semi detached duplexes and regular 4 bedroom flats all exclusively finished with the finest building materials.

The company also has two other housing projects in its deluxe Crestville housing project. Crestville Estate is reported to currently have phases sited in Ikorodu and Akodo-Eleko. On both projects, the hallmark of quality that seems to follow Femab properties is not lost. Quality finishing of homes set in an amiable atmosphere and all boasting ultra modern facilities. Both Estates have 2- 5 bedroom bungalows, 3 bedroom terrace houses and flats.

It’s understood that mortgage financing is provided for on all homes from Femab properties by first Bank Nigeria Limited, while flexible instalment payments are is allowed for those who have the financial wherewithal.
