Developer seeks better collaboration to boost affordable housing

Private real estate developer AceRoyal Estates Homes Limited has called for better collaboration between the government and private sector to boost access to decent and affordable housing across Lagos State.

The Managing Director and Chief Executive Officer, Dr Endurance Agonor, urged government at all levels to adopt policies that enhance housing affordability and accelerate project delivery through public-private partnerships (PPPs), subsidised land allocation, and infrastructure support.

Agonor also emphasised the need for incentives such as tax waivers, duty reductions on building materials, and strengthened housing cooperatives to promote home ownership among low- and middle-income earners.

“We need government support through policies that encourage collaboration, provide infrastructure, and enforce affordable housing quotas,” Agonor said. “This is how we can begin to close Nigeria’s housing deficit sustainably.”

He commended the Lagos State government for its partnership in the development of Eko Paragon, a five-star, hotel-style residential estate located in the serene Abijo G.R.A., describing it as a “new benchmark for innovation, comfort, and affordability” in the state’s housing market.

Speaking on the estate’s progress, Agonor disclosed that AceRoyal Estates is on track to deliver 105 luxury housing units within 12 months, as part of its contribution to bridging the nation’s housing gap. “In eight months, 41 units are already fully fitted and ready,” he said. “Eko Paragon embodies our commitment to delivering affordable yet luxurious housing solutions. We appreciate the government’s support and call for continued collaboration to make the project even more impactful.”

The estate, designed to promote wellness and a balanced lifestyle, features modern fitness and recreational amenities, including a gym, tennis courts, and ample green spaces. Only 32 per cent of the estate’s land area is built up, ensuring generous landscaping and open areas.

Each unit offers private parking for two vehicles, with additional spaces for visitors. The development comprises one-bedroom executive business suites, two-bedroom signature suites, and three-bedroom terrace duplexes with boys’ quarters, all fully serviced and powered by 24-hour electricity.

Agonor described Eko Paragon as a model for modern, affordable luxury living, combining architectural excellence with hotel-style services. “We have mastered the art of blending comfort, class, elegance, and luxury, all at an unbeatable price,” he said. “Our goal is to redefine modern living while keeping it affordable and accessible.”

He added that homeowners would enjoy premium hospitality services, including breakfast in bed, professional chef services, laundry, and cleaning, all available on request. “Imagine enjoying all the privileges of a luxury hotel right from your home,” he said. “That’s the experience Eko Paragon offers.”

Agonor assured prospective homeowners and investors of the estate’s structural integrity, noting that top-quality materials, expert engineering, and scenic landscaping were deployed to ensure value appreciation and long-term returns.

“Every detail reflects our dedication to excellence,” he said. “There’s no better way to demonstrate our commitment than by ensuring that every investment is safe, secure, and grows in value.”

As the nation’s housing deficit continues to rise, AceRoyal Estates’ CEO said bridging the gap requires collective action from both the public and private sectors.

He called for policy consistency, infrastructure provision, and access to finance, arguing that real estate remains a vital driver of economic growth and employment generation.

“With the right policies and support, private developers can deliver more affordable homes,” Agonor noted. “We remain committed to building communities that embody comfort, quality, and sustainability.”
