Five states across six geopolitical zones will pilot a fresh nationwide flagship affordable housing scheme, which will deliver 10,000 units of affordable homes for Nigerians in the diaspora.
The scheme promoted by the Nigerian Capital Development Fund (NCDF) will be rolled out through Public-Private Partnerships (PPP) across 20 states and is designed to restore trust in diaspora homeownership by offering government-backed, transparently allocated, and affordably financed residential units.
The programme is projected to deliver 10,000 homes over five years, create over 20,000 direct and indirect jobs, channel over N50 billion in structured housing finance into the Nigerian economy and rebuild diaspora confidence in national development through tangible assets and transparent engagement.
The Phase 1 comprises 2,000 units and is located in Lagos (Badagry), Edo (Irrua), Imo (Owerri), Oyo (Ibadan), and Benue (Makurdi). Each site will offer a mix of one and three-bedroom apartments, terraces, and bungalows, built with quality assurance and modern urban planning standards.
With direct support from the federal, state governments, and the Nigerians in Diaspora Commission, the Diaspora Affordable Housing Programme eliminates the need for agents or unverified intermediaries.
Under the scheme, all land will be allocated by state partners, while private developers and subscribers are certified and engaged through a secure NCDF housing portal. Other features include government-backed delivery, off-plan sales, and flexible financing options.
While the programme provides a secure homeownership path for diaspora families, it also presents a compelling investment opportunity for institutional and private capital.
Through a special-purpose investment vehicle (SPV), the project is structured to attract impact-focused investors, diaspora cooperative funds, private equity partners, and international housing finance institutions.
