How AIBEN is leading Abuja’s most ambitious land development

The rapid expansion of Abuja has heightened demand for developments that extend beyond residential housing to include commercial centres, public infrastructure and lifestyle amenities. Against this backdrop, AIBEN Properties Limited is betting on a master-planned development that it says will redefine the scope of private real estate investment in the Federal Capital Territory.

Its flagship HUTU project, located along the Lugbe-Airport Expressway, is being conceived as more than a conventional housing estate. Rather, the company envisions it as an integrated township combining residential districts with commercial hubs, industrial facilities, recreational centres, and supporting infrastructure.

The project represents a significant shift for the developer, which was founded in 2014 and initially focused on residential estates before expanding into mixed-use developments through projects such as Barcelos Villa, AIBEN Residence and CitiMall.

Chief Executive Officer of AIBEN, Dr Andy Elerewe, said the company’s transformation was gradual.

“It took us almost three or four years before we could even finally find our path… one of the things that has continued to stand out for us is the fact that we stayed focused,” he said.

According to him, HUTU reflects a deliberate departure from the traditional model of selling plots or building standalone estates.

The development is planned to incorporate residential neighbourhoods, commercial districts, a light industrial park, hospitality and leisure facilities, financial and business hubs, public parks and supporting infrastructure within a single community.

Explaining the thinking behind the project, Elerewe said the objective was to create an integrated urban environment rather than another conventional housing estate.

“Starting from the conceptualisation to planning, to deployment, to infrastructure, to power, to community relationship, to management… You have to be very intentional about it. And that is what HUTU is all about,” he said.

He added that the project was conceived on a scale beyond residential development.

“Estates can just have residential… where people would live. But this is far more than that. At HUTU, my interest is to know that we have China City, a whole city for the Chinese people. It’s meant to have China malls; it’s meant to have an industrial park, a light industrial park; it’s meant to have a financial hub, a commercial hub, recreational hubs… We have the golf parks, we also have the Polo Lake parks, we have a mountain resort,” he said.

According to Elerewe, the vision is also intended to anticipate future trends in urban development and sustainable living.

“We need to have a sustainable program, an environment that can be truly futuristic, an environment that will be sustainable, that will be eco-friendly, that will answer to innovations, that will change the entire landscape of real estate. And that’s HUTU for you,” he said.

The company said the project is expected to support residential living while creating opportunities for commerce, investment and employment through a mix of complementary land uses.

It added that local and international partners are expected to contribute to different aspects of the development, including industrial infrastructure.

Nigeria continues to grapple with a significant housing deficit amid rapid urbanisation, prompting increased attention on developments that combine accommodation with infrastructure and essential services.

As developers increasingly embrace master-planned communities, AIBEN said its strategy is to create an integrated urban environment that responds to evolving housing needs while contributing to Abuja’s long-term growth.
