Simpleroomsng.com has launched a digital platform that connects landlords directly with tenants, introducing a 0% commission model aimed at cutting out agents and reducing rental costs across Nigeria.
The platform, unveiled on September 23, 2025, seeks to address long-standing concerns about high agent fees and hidden charges in the country’s housing market. By offering free registration and direct landlord-tenant interaction, Simpleroomsng.com positions itself as a transparent and technology-driven alternative to the traditional rental system.
Speaking on the launch, the company’s founder, Biodun Olusesan, said the initiative was developed to simplify property transactions and restore trust in the rental process.
“We are incredibly excited to introduce Simpleroomsng.com, a platform built on the principles of fairness and efficiency,” Olusesan said. “Our mission is to empower Nigerians by providing a direct, transparent, and cost-effective way to manage rental properties. We believe that finding a home or a reliable tenant shouldn’t come with exorbitant fees.”
The platform’s features include AI-powered tools to guide users through listings and communication, a landlord dashboard for tracking property performance, and a quick-listing tool that allows users to post properties within minutes. It also offers an optional professional service for landlords who require assistance with listing optimisation and property management.
Simpleroomsng.com’s system enables open negotiation between landlords and tenants without intermediaries, encouraging what it describes as a “trust-based rental process.”
To mark its launch, the company announced that the first 50 properties registered on the platform would receive premium listings at no cost, designed to boost visibility and speed up tenant matching.
Olusesan noted that the company’s model was built to promote affordability and efficiency while aligning with Nigeria’s growing shift toward digital property management.
“Simpleroomsng.com is more than just a listing site,” he said. “It’s a complete ecosystem designed to make renting in Nigeria simpler, fairer, and more accessible.”
The company said additional incentives would be rolled out in the coming months as it expands its service to new markets across Nigeria.
Lagos New Tenancy Bill
Recall that the Lagos State House of Assembly is considering a new Tenancy Bill that seeks to cut estate agents’ fees on annual rents from 10 per cent to five per cent as part of efforts to protect tenants from exploitation.
In August 2025, Chairman of the House Committee on Information, Mr Stephen Ogundipe, said the proposed law was designed to ease the financial burden faced by accommodation seekers and to promote fairness in property transactions across the state.
Ogundipe, who spoke after a public hearing on the bill held on Wednesday, explained that the initiative was a response to persistent complaints from residents about excessive agent charges.
“The new bill currently under consideration by the House is designed to protect the rights of both tenants and landlords,” he said. “It will also reduce disputes and remove barriers to large-scale housing development by private investors.”
He added that the proposed reduction in agency fees would foster harmony in landlord-tenant relations, while restoring public confidence in the real estate sector and attracting new investors to the housing market.
