Developer begins Golden Parks estate in Ota

RENEWED efforts at getting the private sector involved in housing delivery appear to be yielding dividend gradually as a new entrant – Bislak Company Limited, announced plans to deliver 320 units of various house types in an estate within the Ogun State corridor.

  Tagged ‘Golden Parks estate,’ the scheme is situated in Ota, Agbara local government area on a vast landed property owned by the Olakitan Family.

   The Bislak Homes described as a trendy affordable development house types, comprises four units of three-bedroom terrace duplex; four-bedroom terrace duplex; 48 units of three-bedroom flats; 96 units of two-bedroom flats and 96 units of one-bedroom mini flat, with prices ranging from N4.5 million – N18 million, depending on the house types.

 The apartments are expected to be offering residents a unique living environment with grand, open interior spaces, lush greenery and a communal area to include a gymnastic, recreational area, and commercial centres. 

   The site is also segmented to accommodate gatehouse, commercial area, town houses, and mini apartments consisting of one, two and three-Bedroom apartments with space for future development. 

  Specifications for finishing include floor finish internal and external wall finish, ceilings internal and external doors windows roof covering, and bathroom fittings, skirting woodwork staircases general. Materials to be used are vitrified tiles to living areas and ceramic tiles in the bathroom and bedroom with emulsion and textured paint on cement plaster. 

 There would also be POP ceilings and decorative cornices, timber flush doors, wood veneer finished and metal core security doors.

 Others are aluminum casement windows with in- built fly screen; Stone coated Alu-zinc roofing sheets on timber structure; High quality Tywford (or equal) fittings, high quality polished wood and MDF or Laminated plywood. Other facilities include stainless steel balustrades & railings, smoke alarms, wiring for telephone and Cable TV, provision of power points, hot and cold water to all bathrooms. 

  General amenities to be provided are dedicated transformer and full standby power supply; borehole and water treatment plant; sewage treatment plant; neighbourhood centre with exercise and shopping facilities; paved road network, landscaping, ample parking space per unit, include internal communication system for the estate. Others are clock management services personnel; 24 hour’s security, among others.

  The company is proposing as follows; Land, Documentation and approvals takes 10 per cent between January 2015-March 2015; site preparation, foundation work and block work and soffit of the floor slab to be done in four months, precisely, between April and July, 2015 and first floor block work till soffit of the second floor slab to take three months, namely, between August-November 2015.

  Besides, the roofing covering, plastering, mechanical and electrical fittings, window and door frames to be installed between November 2015-January 2015 and painting, door and window elements to be completed. 

This would take three months duration and the external works will be completed between May and July of the same year, while actual handing over ceremony is expected in August 2016.
