Rising infrastructure investment and growing residential demand in Kuje have strengthened the area’s emergence as an investment corridor, with Wisdom Kwati Smart City PLC unveiling Usulo City, a N500 billion master-planned residential and mixed-use development.

The project, which spans approximately 300 hectares, is planned as a combination of residential neighbourhoods, commercial facilities, healthcare, hospitality and recreational infrastructure.

The developer describes Usulo City as Africa’s first wellness city, with its master plan centred on integrating healthcare, recreation, green spaces and modern infrastructure into everyday living.

The development comes amid renewed infrastructure investment by the Federal Capital Territory Administration, which has improved connectivity between Kuje and central Abuja.

Projects including the Idu–Zuba Road, Airport–Kuje Road and Kuje–Gwagwalada Dual Carriageway have, according to the company, reduced travel times and strengthened access to the district, increasing its appeal for residential and commercial development.

Speaking at the launch, Chairman, Wisdom Kwati, said the decision to site the project in Kuje was influenced by the area’s infrastructure improvements and long-term growth prospects.

“Every major city reaches a defining moment when infrastructure, vision and private investment begin to align. We believe Kuje is approaching that point, and Usulo City represents our contribution to shaping what comes next.”

The project is planned across 10 phases and will feature residential communities, a golf course, artificial beach, shopping and entertainment facilities, schools, healthcare services, an independent power plant, hospitality assets and supporting commercial infrastructure.

According to the company, the wellness concept underpinning the master plan is intended to integrate healthcare, recreation, green spaces and modern infrastructure into residents’ daily lives.

Managing Director, Zara Kwati, said the company’s focus was on creating a development capable of supporting quality living alongside long-term economic activity.

“Cities are no longer measured only by the number of houses they deliver. They are increasingly judged by how well they support businesses, families and communities over time. That thinking has shaped every stage of our planning for Usulo City.”

Beyond housing, Wisdom Kwati Smart City said the development is expected to create employment during construction and attract businesses, service providers and institutional investment as successive phases are delivered.

However, execution is expected to be critical to the realisation of the project’s ambitions.

Chief Operating Officer, Baba Yakubu Ballah, said the company was prioritising infrastructure delivery ahead of residential occupation.

“Our immediate focus is establishing the core infrastructure that gives investors confidence. Roads, utilities and essential services will form the foundation upon which every subsequent phase is delivered.”

The launch comes as government infrastructure projects continue to reshape Abuja’s satellite districts through improved transportation links and urban expansion.

With several projects still under construction along the Kuje corridor, developers are increasingly positioning the area for long-term residential and commercial growth.

Whether Usulo City achieves its stated ambitions will depend on implementation over the coming years. For now, the project ranks among the largest private real estate developments announced for the Kuje axis and reflects the growing interest in the district’s development prospects.
