Developer seeks single-window approval process for housing estates

A Private developer, Fokes Property, has called on government at all levels to introduce a single-window approval process for housing estates across the country, as part of efforts to speed up housing delivery and cut costs.

Speaking at an event in Lagos to reward the firm’s top-performing partners, the company’s Executive Director, Mr Opeyemi Oke, said lengthy procedures for titles, surveys, and development approvals often stretching into months or years continue to slow projects and inflate construction expenses.

“Clarity and speed in approvals will ensure projects are delivered at double the pace,” Oke said. “With both federal and state support on land approvals, infrastructure, financing, and green incentives, private developers can deliver affordable homes and help build thriving communities.”

Oke also urged the government to expand access to mortgages, including micro-mortgage schemes and tax incentives, especially for middle-class and first-time buyers. According to him, affordability remains the biggest obstacle to homeownership.

“Most Nigerians can’t pay outright, but they can manage structured payments,” he noted.
The firm is experimenting with solar power, modular housing, and integrated water systems, but Oke stressed that incentives such as tax waivers on green infrastructure would make innovation more affordable and scalable.

To drive affordability, the company has adopted an incremental housing model, which allows buyers to build in phases. The company is offering serviced plots of 300sqm and 500sqm, enabling young families to buy into housing schemes while larger investors can expand gradually. “We’re deliberately creating flexible entry points so that more Nigerians can own homes safely and sustainably,” Oke said.

Oke also called for stronger collaboration between developers and government, stressing that such partnerships would balance investor returns with the urgent need for affordable housing.

Also, the firm’s Head of Business, Mr Daniel Oparaeke, reaffirmed their commitment to rewarding its sales partners.

“Our partners are the lifeblood of our business. Rewarding them is more than a gesture; it is a reaffirmation that hard work and results never go unnoticed,” he said.

He disclosed that the company is reintroducing its Olive City series in Moniya, Ibadan and Orile-Imo, Ogun State. Both projects are designed with modern amenities, including green parks, road networks, drainage systems, and gated security, reinforcing Olive City as a symbol of affordable and community-focused living.
