Real estate developer and Founder, T-Pumpy Concepts, Akintayo Adaralegbe, has expressed concern over Abuja’s significant housing shortage, which stands at 600,000 units.
He underscored the urgent need for collective action among stakeholders to tackle this pressing issue.
Speaking at a press conference in Abuja on Thursday, he, however, declared that his firm is up for the challenge by working closely with the government to bridge the housing gap.
He said in the spirit of the forthcoming Eid-el-Fitr and Easter celebrations, the firm is unveiling its Mega City project.
He said by launching the project, the firm is not only taking significant step towards addressing Abuja’s housing shortage but also promoting economic growth in the region. The project, he said, will commence in November this year.
Adaralegbe stressed the importance of addressing the root causes of the housing shortage, such as inadequate infrastructure, funding constraints, and regulatory challenges.
The Managing Director/CEO said the lands come with Certificate of Occupancy (CofO) from the Federal Capital Development Authority (FCDA) assuring that buyers will commence building immediately after being allocated either 500, 300 or 200 square meters for approved designs.
He said: “T.Pumpy Concept Nigeria Limited is a real estate company that has been on for almost a decade now. By next year, February 1, we will be celebrating 10 years of existence. We’ve been doing a lot in the city of Abuja. We have over 70 estates standing, and we have a lot of it that people are staying. We’ve done a lot, and we are still doing more in the city of Abuja.
“We’ve gone beyond Abuja. We’ve spread our tentacles to Ekiti, Oyo, Kwara. We’re working on our Ogun State office presently. We started the journey very small, from a 20 unit estate in Lugbe, Abuja, we have 35 estates standing in the area now. We have over 70 estates in the FCT and we are still counting.
“With regards to the Mega City project, in 2024, we started moving from the suburbs to the real Abuja city. We have our estate in Guzape, Katampe Extension, Maitama, Karasana, Kaba, and some other parts of Abuja. Only in 2024, we were able to do almost 3,500 units and we discovered we can do more, hence the Mega City project.
“It is called mega because it’s a very big expanse of land that we are using for the mega city. It is located in the heart of Abuja, in Apo by Gude. The document is on E-13 of Abuja. So with that, you will know it’s not in the suburb of Abuja, it’s in the heart of Abuja.
“It’s going to be the biggest of our projects for now. Because we’ve tried to get some consultants into the project. We’ve gotten some consultants. We’ve invited those that really designed Abuja Master Plan. Some of them have retired now from service, but we know we need them”.

“We don’t want to go in contrary to government plans towards the place. We will plan according to government’s laid down rule, but we are going to bring an innovation to the mega city. The infrastructure set up is going to be massive. It’s going to be an estate that people will be moving to go and see how the estate looks like. Because we are planning a lot of things that we’ve not been seeing.
“I’ve been traveling around when I conceived this idea of mega city. I’ve been traveling around to see what is happening in the other part of the world and to blend it with our own plan. Infrastructure is going to differentiate our mega city from any other estate and from any other one we’ve done.
“We are planning to have an artificial lake there. We are planning to have an artificial forest there. We are planning to have a polo, name it. It’s going to be very affordable. We’re dealing with low-income earners and average Nigerians. This is not going to be something that will be too big. With as little as just 2.5 million naira, you can own a plot in our mega city.
“I think what differentiates us is title. If you are talking about land and landed property in Abuja, it has to be title. The mega city lands come with C of O title from FCDA. We are not dealing with R of O or any other thing. It’s an FCDA title. From what we’ve been doing before, we discovered title is the land and the land is the title. We’re coming with the highest title of it all, which is the C of O.
“With this, there is no ground rent, C of O payment or anything. We’re having a prelaunch promo of 17 days in the spirit of Ramadan and Easter, from March 31 to April 17. We’re doing the groundbreaking in November this year.
“The Mega City is an estate that will power itself with 24/7 electricity supply. It is on a 500 hectares of land. We will go beyond schools, hospitals, drainages, which are normal things. With N20,000 payment, you will obtain our form. We accept a 3 month payment plan to make it easier for you. You will have access to the land once you make payment.
“There will be over 5,000 houses in the Mega City, including detached and semi detached structures, not bungalows. As we kickoff in November, people will start building immediately. It’s a short time project, buildings will be according to approved sections on the land and fence accordingly.
“The land will still be available for sale after the prelaunch, but at a higher price. On the second of April, I’ll lead a delegation to the land. We have 500 square meters, 300 square meters, 200 square meters that will contain different types of buildings.”
