Developer launches N500m Tetramanor gardens project

In its stride to reduce the nation’s huge housing deficit, particularly among Lagos residents, a developer, Tetramanor Limited, has begun the construction of N500million residential housing project.

In its stride to reduce the nation’s huge housing deficit, particularly among Lagos residents, a developer, Tetramanor Limited, has begun the construction of N500million residential housing project.

Located at an emerging area of the Costain-Iponri axis of Surulere, behind Leadway Assurance, on the Mainland, the vicinity – Olaleye New Town – however manages to retain its quietness and residential status.The estate is a new mid-market residential development, planned for delivery within the first quarter of year 2017.

The residential project provides quick access to attractions, basic facilities and amenities. The development also features an array of apartments, townhouses and maisonettes as well as penthouse that come with aesthetic designs, spaces and customized to each homeowners style and taste.Each unit in the gated community has a title of Deed of Sublease.

All the house types including condominiums, townhouses and maisonette/penthouse were said to be aesthetically appealing, designed with modern spaces and easy to customize to each homeowner’s style and taste.

A team of dedicated young men – Baron Architects and 225MM Construct are undertaking the project.While the condominiums consist four units of three bedrooms, master bedroom with walk-in-closet, large kitchen, the townhouses have eight units of four bedrooms with boys’ quarters, master bedroom with walk-in closet, and well appointed kitchen.

The two units of maisonette/penthouse was designed to have four bedrooms, master bedroom with walk-in closets, master bedroom with study in penthouse and luxurious bathrooms.

Speaking to The Guardian, Mr. John Beecroft, the firm’s Business Development Manager, said his company has put in place flexible payment option plan to ease the process to key into the project.

“A flexible payment plan is available for those who want to own their dream house but pay at their convenience. The houses come at the following attractive prices including condominiums, N36.3million;penthouses, N54.5million; and townhouses, N56.7million,” adding that it had secured interest for 40 percent of the units.

According to Beecroft, Tetramanor Gardens, also known as TM Gardens was borne out of an extensive survey with a view to meeting the need of the targeted market.

Modalities for facility management would also be agreed upon between Tetramanor and owners -extent of services, and duration of backup power.

He said: “To cater for the various family sizes, we chose to mix the house types ranging from three bedroom condominiums, to four bedroom townhouses with maid’s rooms.

“In line with providing exactly what people want, our property comes fully-finished, curtailing that itchy-feeling inside us that wants to furnish them just the way we envisioned.

“Still, we would be providing our buyers the option of partnering with our interior decorator to get that taste of heaven we imagined. All rooms ensuite.”
